What BuildModuly Does

BuildModuly is a production management tool built specifically for manufacturers of modular homes, bathhouses, and tiny houses who run multiple builds at the same time. Unlike generic project trackers, it models the core tension of modular manufacturing: different objects at different stages competing for the same framing crew, the same insulation supplier, and the same days on the production floor.

Version 1.1 introduces a performance pass that smooths the interface across all screen sizes on iOS 16 and above. The app ships at 6.5 MB, requires no account creation, and works entirely on-device until you choose to use the built-in AI assistant for documentation and risk flagging.

Each project moves through configurable stages — foundation, framing, utilities, roofing, finishing — with deadlines and assigned teams per stage. The Parallel Builds view surfaces load overlaps before they become scheduling fires, not after.

At project close, BuildModuly generates a summary of actual vs planned timelines, all logged problems, and a lessons-learned record. That record is searchable across all past builds, so the same supplier delay does not catch you twice.

Core Capabilities

Planned vs Actual Timelines

Every project stores both the scheduled dates and the real dates side by side. When a stage slips, the comparison updates instantly so you can see the cumulative drift across all active builds, not just the one you are currently looking at.

Parallel Builds Visualization

The Parallel Builds view lists every active project with its current stage and completion percentage. Resource conflicts — two projects in framing simultaneously with one crew — show up as overlapping blocks before the scheduling collision happens.

Supplier and Delivery Tracking

Link suppliers directly to production stages and projects. When WoodMaster calls with a framing delivery delay, you log it once and the schedule impact propagates to every affected stage. All supplier contacts, ratings, and delivery history live in one place.

Production Stage Breakdown

Split any project into foundation, framing, utilities, roofing, and finishing stages — or define your own. Each stage gets a deadline, a responsible team, and a four-state status: Pending, Active, Done, or Delayed. The stage summary card shows counts for all four states at a glance.

AI Text Assistant

The built-in assistant generates stage documentation, project summaries, and risk flags in natural language. Ask it to identify risks in your current parallel production load, draft a close-out summary for a completed house, or describe a problem log entry from a short note.

Problem and Lessons Log

Every disruption — weather delays, crew no-shows, material defects — gets logged against the stage it affected. The cause is recorded alongside the impact. At project end, BuildModuly surfaces a lessons-learned section so the next build starts with the knowledge from the last one.

Designed For

The Small-Shop Owner

You build three to six modular homes per year with a core crew of eight. Right now you track stage status in a spreadsheet that was last updated Tuesday and does not show which supplier is blocking which stage. BuildModuly replaces that spreadsheet with a live stage board that shows the real status of every active build and every open delivery.

The Production Manager

Your framing crew is shared across House #11, #12, and the new bathhouse order. You need to know, today, whether starting #13 next Monday will create a conflict. BuildModuly's Parallel Builds view answers that question before you commit a start date to a client.

The Batch Builder

You run batches of four to eight tiny houses to a single developer client, with staggered start dates and shared insulation and utility suppliers. When a supplier slips a delivery, you need to know which houses are affected and by how many days. BuildModuly links supplier delays directly to project schedules so that answer is one tap away.
